1. Who We Are

This website is operated by Thomas Windels, a licensed real estate salesperson associated with Marcus & Millichap Real Estate Investment Services through its Stewart Group team, with offices at 260 Madison Avenue, 5th Floor, New York, NY 10016. References to "we," "us," or "our" mean Thomas Windels and this practice. This site operates under the domain windelsbrothers.com as a personal brand and investor-facing platform.

2. Information We Collect

When you register as a buyer or subscribe to our market letter, we collect: First name, last name, phone number, email address, and your stated investment criteria (owner type, product type, target submarket, price range, acquisition timeline, financing preferences, and any notes you provide). We do not collect payment information, Social Security numbers, or government-issued ID.

3. How We Use Your Information

We use the information you provide to: contact you with properties that match your stated criteria; send market intelligence and deal updates you have opted into; verify your identity through a one-time code; and maintain a record of your buyer profile for matching against active and incoming inventory. We do not use your information for automated decision-making or profiling in any way that produces legal effects.

4. Sharing of Information

We do not sell, rent, or share your personal information with third parties for their own marketing purposes. Your information may be shared with: our qualified intermediary or transaction counsel when a deal is being structured; our platform providers (Formspree for form submission processing, HubSpot for CRM management) under their own privacy policies; and Marcus & Millichap as required by our association agreement. We may disclose information if required by law, court order, or regulatory authority.

5. Data Retention

We retain your buyer registration data for three years from the date of submission, or until you request removal. Market letter subscription data is retained until you unsubscribe. You may request deletion of your record at any time by emailing Thomas@stewartgroupcre.com with the subject line "Data Deletion Request."

6. Cookies and Analytics

This site does not currently use cookies for tracking or advertising. If analytics tools are added in the future, this policy will be updated. The site does load fonts from Google Fonts (fonts.googleapis.com), which may log your IP address per Google's own privacy policy.

7. Your Rights (New York Residents)

Under New York law and applicable federal law, you have the right to: know what personal information we hold about you; request correction of inaccurate information; request deletion of your information; and opt out of any marketing communications at any time. 8. Security

We take reasonable measures to protect your information from unauthorized access. Form submissions are processed through Formspree (SSL-encrypted). We do not store payment information. No method of electronic transmission or storage is 100% secure, and we cannot guarantee absolute security.

9. Children

This site is intended for adult real estate investors and is not directed at individuals under 18 years of age. We do not knowingly collect information from minors.

10. Changes to This Policy

We may update this policy from time to time. Changes will be posted on this page with an updated effective date. Continued use of the site after changes constitutes acceptance of the updated policy.
